Conveyancing scams – during Covid-19
Don’t get caught out by conveyancing scams. Whilst we are all experiencing changes in our working practices some unscrupulous people are taking advantage of the situation. Being aware of the key areas for scams and fraud is vital at this time.
If any of the following apply to you;
- Your property is mortgage free;
- You reside elsewhere for part of the year or all of the year (e.g. abroad or in residential care);
- Your property is unoccupied.
You should consider registering your property at the Land Registry. If you purchased your home before the mid-1980s it is likely the property may be unregistered. Tollers assist many clients with the registration process and are happy to talk through the process and help where necessary.

In order to register all you will need is your property title number, postcode and a valid email address. The Land Registry is the central store of all information about registered land in England and Wales. The Property Alert service has avoided millions of pounds in property fraud. It will take you about five minutes to set up a Property Alert.
Property fraud is a complex issue. We are all using more technology during lockdown. More individuals and businesses are using emails rather than phone calls (as some businesses are temporarily closed or have only a small number of staff at their premises during lockdown). Due to the social distancing rules face to face meetings are not taking place. Could someone purport to be you and sell your house without you knowing?
The Land Registry have a fraud line which is normally available, however they are not taking any calls during lockdown. They will accept emails via their dedicated email email@example.com if you have any suspicions.
