When starting negotiations it is vital to ensure that leases do not have any hidden surprises for landlords or tenants. The last thing that a commercial tenant will want to find is that their lease contains an unexpectedly onerous obligation.  That in itself could damage the business financially. Likewise, if a landlord discovers they are liable for a financial burden relating to the property, it may affect the value of their investment.

Commercial Leases are notoriously detailed and complex documents, and are often poorly understood. We are here to ensure clarity and certainty from the start. Landlord and Tenant Obligations

The obligations imposed between Landlord and Tenant can be many and Tollers will  advise on the legal effect of existing lease provisions before disputes arise between parties. Potential disputes could relate to dilapidations, lease assignment (transfer) or sub-letting, implementation of service charge provisions, or a renewal of a business lease. If a dispute does arise, our property dispute team is ready to help.

Pension Property Investment Purchases

We have particular experience acting for businesses and individuals who acquire property and let it out with the help or involvement of pension schemes. This type of transaction can present very particular issues – not just in terms of financial limits on the borrowing of pension schemes, but also around the formal letting arrangements and market standard leases that pension schemes expect.
