Freehold and  Leasehold

We are frequently asked to advise on freehold and leasehold transactions, both acquisitions and disposals, of all types of business property.  In addition, we deal with development contract contract documentation including joint ventures, options, conditional contracts, development agreements, negotiation of the acquisition of easements and the release of adverse covenants.

Investments

The financial implications of the matters to which a property is subject must be understood by the potential investor prior to acquisition.  We will provide the necessary detailed information to ensure that the acquiring client and their funder have all the necessary information in order to make a sound commercial judgment.

Of particular interest to investors will be the terms of any existing leases and any associated documentation including subleases, deeds of variations, licences to alter and licences to assign.  We provide clients with full and detailed reports on these documents.

Business Parks

Occupiers of units and offices on business parks often have obligations to contribute towards the cost of maintenance of the common parts on the development of which their office forms part.  We appreciate the certainty required by occupiers when it comes to additional costs and will make sure that the likely level of those costs is fully investigated and made known at the outset.
